Client Organization: Activa Holdings Inc.Position Title: Chief Operating OfficerLocation: Waterloo, OntarioReporting to: CEOThe OrganizationBuilding on a 30-year history, Activa has become the largest and most active land developer and home builder in the Region of Waterloo with a portfolio of projects that reaches throughout Southern Ontario, yet is predominately focused on the highly active and growing Kitchener/Waterloo/Cambridge region.Founded by entrepreneur Werner Brummund, the organization was initially established as a land developer until 2010 when its loyal and talented senior leadership team set and executed, over the next 7 years, a growth plan that vertically integrated Activa into residential construction.Two significant acquisitions of reputable home builders were completed, and the organization is now establishing solid operating processes to further realize efficiencies and to effectively scale the business for manageable homebuilding growth.

The role of the COO bears significant responsibility, accountability, and authority within the organization.

As a member of Activa’s Executive leadership team, you will be responsible for the strategic aspects of the company’s building and land development lines of business.

The COO ensures that these lines of business operate efficiently and effectively, and are presented internally and externally as unified and orchestrated.

As COO, you will ensure the proper management of resources, distribution of services to company customers, and analyses of current and future operational directives are conducted.

The COO will participate in key decisions pertaining to strategic initiatives, the operating model, and all operations execution and delivery.Key ResponsibilitiesOverall:Oversee and guide the building and land development areas of the companyAssist in creating, communicating, and implementing the organization’s vision, mission, and overall directionAssist in formulating, implementing, and updating the multi-year strategic planDevelop and lead company growth plans that incorporate home building targets as well as the realization of efficiencies that increase capacity through streamlined operationsAs a true business partner to the CEO, the COO will assess organizational performance against both the annual budget and the company’s long-term strategy, using outcomes of the assessment to help evaluate the overall success of the organization.Provide leadership, operational and programmatic support to the companyAs a key member of the Executive team progress the company’s strategic visioning, with a strong focus on fostering and cultivating stakeholder relationships to realize the vision; ensure Activa’s customer and employee experiences remain guiding principles Develop and maintain strong business relationships with the other members of the Executive team (CEO,CFO, CAO) that built on unwavering honesty and trustParticipate in the approval of company policies, programs, and standard operating proceduresEnsure compliance with provincial and federal reporting requirementsBy further establishing and using KPIs and measurable metrics, assist in evaluating the overall success of the organizationBusiness Planning:In concert with the CFO and CAO, create achievable business plans; execute business plans by drafting prospective programmatic budgets and determining the cost effectiveness of prospective service deliveryDevelop and direct the implementation of strategic business plans, projects, and systemsWork with department Vice Presidents to review and act on individual department plans, including construction and servicing goals, budgets, and any proposed organizational changesResponsible for the effectiveness of production processes; providing timely and accurate reports on the condition of the operations of the Company.Partner with the executive team in developing, implementing, and managing the operational aspects of the annual budget; Review project budgets to ensure project deliverables stay on trackEnsure continued financial viability of operational units through sound fiscal managementIdentify, assess, and recommend opportunities for new lines of businessSupervise acquisition due diligence and assist with the negotiations of acquisitionsManage relationships with stakeholders (internal/external) to secure and expand recurring revenue streamsRemain knowledgeable of market and industry trends, competitors, and all aspects of the marketAs a member of the executive team, work to develop operating budgets to ensure programmatic successDevelop performance measures that support the company’s strategic directionStay abreast of legal, technical and vendor factors that impact organizational performanceRepresent Activa at various community activities; meet and network with business & community leadersIn concert with the CEO, build and nurture relationships with external parties including the Homebuilders Association, trade partners, regulatory bodies, municipal governments, and city planning departmentsAct as champion and lobbyist for operations with the industry and Region of WaterlooLeadership:Embody Activa’s values and culture statementsAssist in the development and maintenance of the organization and structure of the company to maximize the skills and talents of individualsProvide oversight of the entire spectrum of land development and building development operations and act as the primary point of contact with, both, internal and external parties whose interactions with Activa occur across that full spectrumPresent and champion a unified and orchestrated operations team; demonstrate a seamless coordination of homebuilding activity from land selection & development through theentire production processManage and cultivate new and existing relationships with stakeholders and industry partners Evaluate performance of area Vice Presidents for team cohesiveness and efficacy; promote and maintain a balance of individual and team excellenceLead, coach, develop and retain high performers with an emphasis on developing capacity in strategic analysis and planningDevelop a continued desire to enhance performanceIdentify, develop, and mentor the next generation of senior management Encourage an environment of mutual confidence and trust Ideal Candidate Qualifications 10+ years’ senior leadership experience gained in the real estate sector with strong expertise developed in land development and/or building development; residential homebuilding experience is idealExcellent verbal, analytical, organizational, and written skillsStrong program/project management skillsAttuned to the market trends and direction; able to pivot while maintaining an acceptable risk profileComfortable operating and leading within a business environment influenced by a multitude of external variables and levels of ambiguity; able to adapt and maneuver a team while navigating a complex planning processExperience in the collaborative ideation and pursuit of new business opportunities Solid business acumen developed within integrated operations environments; experienced in realizing efficiencies across relevant ‘production’ environmentsStrong strategically while also willing and able to operate tacticallyA proven track record in effectively navigating government and regulatory bodies, and,Can call on a sense of humour.

Education/Professional QualificationsHolds a Professional Engineering degree or other relevant undergraduate degree or diploma (urban planning; commerce, etc.) or the equivalent in knowledge and related work experience.

An MBA would be a strong asset.
